SA1 Waterfront

SA1 is a mixed use development located just 10 minutes walk the heart of Swansea city centre, which already includes Residential, Offices, two Techniums, cafes, restaurants, a hotel and much more.
To date, the Welsh Assembly Government has invested £38m in SA1, and the private sector a further £100m. SA1 aims to secure around 3000 jobs, and provide over 2000 new residential properties. With two new pedestrian and cycle bridges, the new SA1 Gateway road connection, and close proximity to motorway and air links, SA1 is a sustainable extension to Swansea City Centre.
With opportunities for investors to benefit from the new social, leisure and business opportunities that SA1 presents, SA1 is regarded as a best practice benchmark for waterfront regeneration across Europe.

Burry Port Marina
Llanelli Coast Joint Venture is now into the development stage of an ambitious regeneration project that is transforming the waterfront into a thriving new business, leisure and residential community. Located just a few minutes walk from both Llanelli town centre and the Millennium Coastal Park, 22 kilometres of beautifully restored coastline that provides stunning views of the Gower Peninsula and traffic-free cycle paths, Llanelli Waterside offers a thriving location with unparalleled quality of life. The joint venture partners behind the Llanelli Waterside project have already achieved a great deal.
Baglan Energy Park
Baglan Energy Park forms the first stage of Baglan Bay, the largest single development site in the UK totalling 500 hectares. The vision for the area is the phased development of business and manufacturing parks on a low-density quality landscaped site.
The development is situated adjacent to the M4 and has on-site power generation offering advantaged energy costs to businesses located on the park.

In 2007 Baglan Energy Park won the British Urban Regeneration Award (BURA) for best practice in regeneration, one of only two projects in Wales to win an award. The Energy Park received the award in recognition of its work to create a cleaner, greener industrial future for the area.The judges identified the strategic location of the park and the environmental design of new buildings as key to the Energy Park’s success. The judges also highlighted that 95% of the investment at Baglan Energy Park has come from the private sector, an example of first-class regeneration practice in action.
Its success to date can be measured by the quality of occupiers such as Intertissue, Technium Sustainable Technologies, Remploy Ltd., Montagne Jeunesse and Hi-Lex Cable System Ltd.
The Park has already attracted inward investment from hi-tech businesses, including GE Energy. The public private partnership between Neath Port Talbot County Borough Council, the Welsh Assembly Government and BP has already created 800 jobs and once the second stage of development is completed there is potential to create 3,000 jobs in total.

Swansea Vale
Comprising some 190 hectares (470 acres), Swansea Vale provides unrivalled potential for business and residential development.
A flagship development, located only five miles from Swansea City Centre, is a model for city expansion.
Swansea Vale is managed by the Swansea Joint Venture - a partnership between the City and County of Swansea and the Welsh Assembly Government.
This new mixed use development consists of a new residential "village" called Tregof Village, and two large business parks. Cross Hands Food Park

Cross Hands Foodpark
The dedicated 50-acre Cross Hands Food Park is the first designated centre of excellence for food technology in the whole of Wales. A joint venture between Carmarthenshire County Council and the Welsh Assembly Government, it is well placed at the heart of the vibrant food producing county of Carmarthenshire with numerous high quality suppliers based nearby thus reducing food miles for production. The Food Park incorporating Incubator Food Production Units is fully serviced for all major food processing activities, is uncluttered and has full access roads in place. Located just two minutes from Junction 49 of the M4 on the Euro Route between Ireland and London, key businesses have already committed to growing their businesses here. Irish company Dawn Pac, despite other options and locations, twice expanded and now occupies a 200,000 sq.ft food processing facility on 20 acres of the Food Park.

Dafen/Llanelli Gate
A base for companies in the automotive sector, and suitable for light industrial manufacture and distribution.
Parc Hendre
Adjacent to Junction 49 of the M4 with excellent infrastructure and quick travel to work times.
Home to several strategic manufacturing businesses including Mitsui Components Europe Ltd; and a site of continued re-investment by local and international firms.
Felindre
On the edge of Swansea, and benefiting from its own newly constructed slip road linking it to the M4, Felindre offers 200 hectares of land, half for development, with the remaining greenfield area creating a panoramic attractive environment in which to work.
Felindre will be developed as a flagship strategic business park serving South Wales, accommodating higher level activities such as emerging industries and hi-tech manufacturing.
In 2008 Swansea Council's Cabinet approved an investment programme of approximately £9 million, which is being largely funded by the Welsh Assembly Government. This will provide key infrastructure to the site and allow a number of plots to be serviced. These plots will then be put to the market to enable the construction of business units by the private sector.
Planning permission for the strategic business park has already been granted and more than £25million investment has been made in land acquisition, land reclamation, access roads and a dedicated junction with the M4 and now infrastructure.
It is anticipated the strategic business park will developed over the next decade within a landscaped parkland setting. The entire development can offer office accommodation, a research and development complex and appropriate conference and creche facilities, all set in high quality landscaped surroundings to compliment the beautiful rural environment.
Vale of Neath Business Park
Situated adjacent to the A465 at Resolven, 8 miles north of junction 43 of the M4, this site has good road links, enabling easy access to key markets such as the Midlands and South East of England.
The site offers a valuable combination of a low cost base plus easy access to industrial heartlands across the country, making it an ideal site for material, component and equipment suppliers of many kinds. It is particularly suitable for the automotive supply industry and one major enterprise from this sector, TRW, has already established two manufacturing units on the park.
Llandarcy
The D'Arcy Business Park is an established mix of industrial and quality office units adjacent to Junction 43 of the M4.
The BP refinery is now closed and the land is being reclaimed for future development as Coed Darcy Urban Village providing new homes, retail development and business opportunities.
Kenfig Industrial Estate
Highly visible from the M4, and accessible from Junction 38, this former WDA estate is now privately owned and is home to a mix of small local companies and large multinationals such as Borg Warner and Orion.
The estate provides an excellent range of unit sizes from some 2,500sq.ft to in excess of 100,000 sq.ft within the storage/distribution centre. It is considered a key site in economic development terms.
ECM²
Companies in the manufacturing engineering and materials sectors can now lease space in a laboratory complex in Port Talbot, South Wales, devoted to Research and Development. Acquired from Corus plc by the Welsh Development Agency in 2002 with funding from the Welsh Assembly Government, the 100,000 sq. ft facility is known as the Engineering Centre for Manufacturing and Materials, or ECM² for short.
At ECM², companies can undertake Research and Development in collaboration with academia and they can also develop their ideas to the prototype stage. There is a wide range of laboratory space as well as a number of high headroom bays suitable for large-scale activities. Already on site are companies offering analytical and mechanical testing services, a fully equipped engineering workshop and associated design facilities.

Technium
Technium includes a network of state-of-the-art facilities across Wales, served by the latest information technology and capabilities, which offer an environment to enable knowledge-based start-up and spin-out companies to realise their potential. Strong partnerships forged between Technium and local Centres of Research Excellence provide specialist academic support for research & development projects.

Technium Baglan
There are a number of Techniums based in Swansea Bay:
Technium Swansea is located at two sites in the SA1 Waterfront development and supports knowledge-based businesses across a range of sectors such as ICT, software, multi-media, electronics and engineering.
Technium Digital is linked to the satellite Technium Digital@Sony which is based in Sony’s technology centre at Pencoed, Bridgend and supports knowledge-based businesses specialising in digital technologies.
Technium Sustainable Technologies Baglan, Port Talbot and supports young technology businesses creating commercial propositions around the area of sustainability.
Technium Performance Engineering Llanelli is focused on the development of knowledge-based companies in performance engineering servicing the automotive, motorsport and/or aerospace sectors. The building incorporates an IBM Centre of Excellence in PLM (Product Lifecycle Management) and companies have access to this software and support in its use.
