A total of 45 houses have been built by Atlantic Property Developments and marketed by estate agent Savills.
The first section of the development, known as Heritage Gate, includes properties ranging from studio apartments priced at £79,995 to four-bedroom houses available at £239,995.
The first properties will go on sale on Saturday, June 5, and potential buyers will be able to visit show homes and walk around the site, which will be linked by village greens, play areas, pedestrian pathways and winding lanes.
The £1.2 billion Coed Darcy scheme has been built on the site of a former BP oil refinery, and is due to take around 20 years to finish.
It will include 4,500 homes, community and leisure features, as well as offices and 1,300 acres of open space when it is completed.
Savills' head of new homes, Lisa Howells, said: "The launch of these first new homes onto the market is a really exciting opportunity for interested buyers to see what it would be like to live in a truly sustainable community.
"There are so many things that make Heritage Gate desirable. The homes have real character and use traditional local materials.
"The neighbourhood reflects the history of the area to create a sense of place and identity."
