SHOPS, cafés and apartments in the heart of Mumbles have been given the go-ahead.
Swansea councillors approved the plans on the old British Legion site.
It means 18 apartments, 1,440sq metres of retail space and 218sq metres of café or restaurant space in a crescent-shaped development will be built by RBL Partnership over three storeys on the land in Newton Road.
Since the plans were first submitted for the site, a number of amendments have been made, many of which followed consultation with the public.
Swansea Council planners recommended the scheme be approved and said it would represent a "significant development within the Mumbles district shopping centre".
The planners' report added: "It would also represent a sustainable form of development of a brownfield site within the urban area consistent with the objectives of national and local policy guidance.
"It is considered the proposal would represent an acceptable form of development and would have an acceptable impact on the residential and visual amenities of the area."
The plans were approved subject to 22 listed conditions, as well as two new ones put forward by councillors at the planning meeting.
This means the developers will have to work with the authority to comply with these conditions, which include limiting deliveries to the commercial properties to between 8am and 10am and low-level lighting. Affordable housing will also have to be provided at the development.
